GAF Home Additions & ADU: The Fort Worth Owner’s Guide
GAF home additions and ADU construction in Fort Worth typically runs $45,000 – $130,000 for a full addition, with standalone ADUs ranging $90,000 – $220,000 depending on size, foundation work, and finish level. We stock GAF roofing and weatherproofing materials on the truck for every addition project, and we install them within the timeline written into your scope of work before the first tool comes off the truck. Most Fort Worth homeowners discover they need this conversation when a roofline tie-in starts leaking, when a permit review flags an incompatible GAF flashing detail, or when they realize the addition they’re planning needs to match an existing GAF roof system that’s already failing at the transition points.
Here’s the reality we see across Fort Worth neighborhoods from Fairmount to the Cultural District: the GAF materials themselves rarely fail. What fails is the integration. The place where the old roof meets the new addition. The flashing detail where a dormer ties into a GAF Timberline field. The underlayment transition where a flat-roof ADU meets a pitched main house. That’s where water gets in, and that’s where a written scope of work matters more than a brand name.
We’re an independent Fort Worth remodeling contractor, not a GAF dealer or affiliate. That means we spec GAF products because they perform in North Texas heat and hail, not because we’re obligated to push them. When a different material makes more sense for your roofline, we’ll say so in the estimate, with the reasoning written down.
Which GAF Models This Applies To

Most Fort Worth homes we work on carry GAF Timberline architectural shingles, in either HDZ or Ultra HDZ class. If your addition or ADU will tie into an existing GAF roof, the new field needs to match the existing shingle’s exposure, profile, and color line, or the transition will be visible from the street and harder to seal properly. Timberline HDZ shingles have a 5.875-inch exposure with a nail strip that’s forgiving to slight misalignment. Older Timberline lines and GAF Royal Sovereign 3-tab shingles use a different exposure and don’t play well with HDZ at the tie-in, so if your house was last roofed before the mid-2010s, we may need to pull a couple of courses at the transition and integrate a proper step-flashing detail rather than just butting new shingles against old.
For flat or low-slope ADU sections, we use GAF Liberty SBS self-adhered base sheets with a white or tan cap. In Fort Worth, where late-afternoon summer sun pounds flat roofs, we recommend the white cap over tan or gray. It reflects enough heat to keep the ADU interior measurably cooler during July and August, and it reduces thermal expansion stress at the parapet wall seams. That’s a spec choice we make on nearly every flat-roof ADU we build in Tarrant County.
On the OEM versus aftermarket question: GAF shingles and membranes don’t really have a viable aftermarket equivalent worth installing. What does have aftermarket options is the accessory layer: ridge vent, pipe boots, and step flashing. We use name-brand accessories, but not always GAF’s own accessories, because something like a Lifetime Tool pipe boot or a Gibraltar flashing often carries the same or better warranty at a lower line-item cost. We’ll show you both options in the written estimate so you can decide by the numbers, not by a sales pitch.

Signs Your GAF Home Additions & ADU Is Failing
- Water staining at the transition line. When you see a ceiling stain where the addition’s roofline meets the existing house, the step flashing was likely installed with too few courses or nailed through the wrong point. Water wicks sideways along the underlayment and shows up ten feet from the actual gap.
- Granule buildup in the gutters below the tie-in. GAF shingles shed granules over their life, but a heavy concentration in one section of gutter usually means the roof above was patched or tied in with mismatched shingles that are wearing at different rates.
- Warped or bubbled cap sheet on a flat ADU roof. Fort Worth’s freeze-thaw cycle between December and February stresses Liberty cap sheets at the lap seams. If the lap wasn’t rolled properly on install day, the bubble forms by the third winter.
- Peeling paint or soft drywall on the addition’s exterior wall. This usually traces back to a missing kick-out flashing at the bottom of the wall-roof intersection. Water runs down the wall plane and gets behind the siding before it ever hits the gutter.
- Attic heat spikes in the addition but not the main house. A tied-in GAF roof needs balanced ventilation. If the addition’s ridge vent wasn’t cut or a proper intake path wasn’t established, the new attic space traps heat and raises cooling bills in July.

AfterReplacement Cost & What’s Included

For a GAF-roofed home addition in Fort Worth, plan on $45,000 – $130,000 depending on square footage, foundation type, plumbing and electrical runs, and the finish level of the new space. A garage conversion under a new GAF roof line typically lands at $30,000 – $80,000. A fully permitted ADU with its own kitchen and bath starts at $90,000 and runs to $220,000 for a larger two-bedroom build with a separate entrance. These are the same numbers we gave Fort Worth families last year, and they’re the numbers we’ll write on your scope before any work begins.
Every estimate includes the parts and the labor as separate line items. You’ll see the GAF shingle square count, the Liberty base and cap sheet rolls if the roofline is flat, the flashing and accessory line items, and the labor tied to each phase. You’ll also see the dumpster fee, the permit fee, and the port-a-john fee, because a written price that omits those is not a real price. If something changes mid-project and a change order becomes necessary, it gets written down and approved by you before any additional work happens. The written price and the final invoice should read the same – if they don’t, that’s on us to explain before we hand you a pen.
Our workmanship warranty on additions and ADUs runs 365 days through the Cedarwell Care Promise. GAF’s material warranty on Timberline and Liberty products is separate and travels with the house – we’ll register it in your name and give you the documentation.
DIY or Call Us?
There’s a safe half and a not-safe half here. The safe half: you can absolutely inspect your own roof line from the ground with binoculars after a storm, check your gutters for granule buildup, and look for ceiling stains after a hard rain. Write down what you find. That information makes your estimate more accurate.
The not-safe half starts the moment you put a ladder against the eave. Tearing off shingles, re-flashing a tie-in, and installing a new roof deck means working at height with nail guns, then sealing everything correctly so Fort Worth’s storms don’t find the seam you missed. Graham Stein, our owner at Elmstead Remodeling Fort Worth, has walked enough roofs in this city to know which seams fail and why, and even he won’t do this work without a second set of hands and a proper harness. If you’ve discovered water at a transition or you’re planning an addition and want the GAF roof tied in right the first time, call (682) 708-9180 and we’ll schedule the estimate.
FAQs

A properly installed GAF Timberline HDZ roof lasts 25 – 30 years in Fort Worth, while a Liberty flat-roof cap on an ADU typically runs 15 – 20 years before the cap sheet needs renewal. The difference comes down to sun exposure: Fort Worth gets over 230 sunny days a year, and flat roofs absorb more UV than pitched roofs. Call (682) 708-9180 if you want us to inspect your existing ADU roof and give you a straight answer on remaining life.
Yes, if the leak started within the last season and the shingles around it are still flexible and granular, we can often re-flash the transition, replace the damaged underlayment section, and reseal the area for $1,500 – $4,500 depending on the length of the tie-in. If the shingles are brittle or the decking below has started to rot, a section or full replacement is the honest fix. We’ll show you photos of what we found before we recommend either path.
For a standard single-story addition in Fort Worth, the roof portion typically takes 3 – 5 working days once the walls are framed and load-bearing. That includes sheathing, underlayment, GAF shingle or Liberty membrane install, flashing, and ridge ventilation. Weather delays happen in spring storm season, but the day count for the work itself doesn’t change.
We stock GAF Timberline HDZ shingles in the three most common Fort Worth color lines, Liberty base and cap sheets, and full accessory kits on our trucks, so most addition roofs don’t wait on a supply run. Specialty colors or discontinued lines from an older roof get ordered ahead so the tie-in matches. Other brands we work with for interior and finish work include KraftMaid, Cambria, and Silestone, so your addition’s roof and its interior are handled by one crew.
Only if we uncover something hidden that’s written into the scope as a conditional item, like rotten decking under an old roof or foundation work a soil test reveals. We price those as visible add-on line items before we start, so you approve the additional cost before the work happens. The allowance figures are in your written estimate on day one, not after the crew arrives. Call (682) 708-9180 for a free estimate and we’ll talk through exactly what applies to your addition or ADU.
