Ameristar Home Additions & ADU: The Fort Worth Owner’s Guide

An Ameristar home addition or ADU in Fort Worth typically runs between $45,000 and $130,000 installed, depending on square footage, foundation work, and whether you’re adding a bedroom suite or a full accessory dwelling unit. We carry the framing packages, sheathing, and tie-down hardware compatible with Ameristar’s panelized wall systems, and we can usually have materials staged within a week of your written quote. Most Fort Worth owners discover they need this work when an existing addition shows wall cracks at the seams, a door stops latching, or they simply need more square footage for a growing family and want the addition to match the original Ameristar structure.

We’re an independent remodeling contractor, not affiliated with Ameristar, but we’ve built enough additions and ADUs across Fort Worth to know exactly how their panel connections behave through a Texas summer and a wet spring.

Which Ameristar Models This Applies To

A garage converted into a guest room and home office

Ameristar’s panelized construction method shows up most often in Fort Worth homes built between the late 1990s and the mid-2010s, particularly in developments around Fossil Creek, Saginaw, and the neighborhoods east of I-35W. The wall panels arrive pre-framed with sheathing attached, which means the connection points between panels and between the panel and the foundation are the critical compatibility points when you’re adding square footage.

Here’s the compatibility gotcha most homeowners don’t know: Ameristar panels use a specific anchor bolt spacing that doesn’t always match newer sill plate layouts. If you’re adding an ADU or bump-out, the new foundation needs to be drilled to match the existing anchor pattern before the first wall goes up. We check this during the quote walkthrough because getting it wrong means the inspector will flag it and you’ll lose a week.

For the addition itself, we pull dimensions from the original Ameristar panel labels when they’re still visible in the attic or crawl space. If they’re gone, we measure the stud spacing and sheathing thickness from an exposed wall section. Original Ameristar panels run 2×4 framing at 16 inches on center with 7/16-inch OSB sheathing in most Fort Worth builds. We use matching specs so the addition behaves the same way as the original structure when the clay soil under Fort Worth expands and contracts.

On the OEM-vs-aftermarket question: Ameristar doesn’t sell direct to homeowners, so “OEM” panel replacement isn’t really available on the secondary market. What matters is matching the framing spec, the anchor pattern, and the sheathing grade. We use name-brand materials from James Hardie for exterior siding and GAF for roofing so the addition carries manufacturer warranties you can verify independently, same as the other products we install from KraftMaid, Cambria, and Silestone on the interior side.

Signs Your Ameristar Home Addition & ADU Is Failing

  • Horizontal cracks at panel seams. Fort Worth’s clay soil expands when wet and contracts when dry. That movement translates up through the foundation and shows up as horizontal cracking where two Ameristar panels meet. It means the structure is shifting more than the original fasteners can accommodate.
  • Doors that stick in summer and swing free in winter. Panel joints opening and closing with seasonal moisture changes change the rough opening dimensions. A door that rubs at the top in August is telling you the panel above it is moving.
  • Gaps between the baseboard and the floor. When a panel lifts, the finish materials attached to it lift too. A baseboard gap that widens over a couple of months is a sign the wall panel has shifted on its anchors.
  • Drywall screws popping along the ceiling line. Ameristar additions tie into the roof structure at the top plate. When that connection works loose, the ceiling drywall pulls against the screws and you get a line of pops right at the wall-to-ceiling transition.
  • Visible daylight at the corner where the addition meets the original house. This is the one to take seriously. A gap at the intersecting wall means the addition has pulled away enough to break the weather barrier. Moisture gets in, and in Fort Worth humidity, that turns into mold faster than most people expect.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

Fort Worth home additions and ADUs run from $45,000 for a modest bedroom bump-out to $130,000 for a large, permit-heavy addition with plumbing and HVAC. The price depends on three things: how much foundation work the soil conditions require, whether the addition needs its own HVAC run, and how much tie-in detail the existing Ameristar structure demands.

Before any work starts, you get a written price. Not a range. Not an estimate that might grow. The scope of work, the materials, the labor, and the permit line items are all written down. If something changes mid-project, we explain it and get your approval before we spend a dollar more. That’s the Cedarwell Care Promise we hold every Elmstead location to.

Your project also carries our 365-Day Done Right Promise. If something in the addition or ADU isn’t done right within a year of completion, we make it right. The written price and the final invoice should read the same – if they don’t, that’s on us to explain before we hand you a pen.

DIY or Call Us?

You can check a few things yourself: mark any new cracks with a pencil line and date so you can tell whether they’re still moving, check that downspouts are carrying water at least three feet from the foundation, and look for daylight at the addition seam. Those observations help us diagnose faster when we walk the property.

What you shouldn’t do is open up a wall panel, remove sheathing, or try to re-torque anchor bolts without knowing the original spec. Panelized construction carries load differently than stick framing, and cutting into the wrong section can destabilize the wall above it. Foundation work also means dealing with Fort Worth’s soil movement, which isn’t guesswork, it’s engineering. Call us at (682) 708-9180. Graham Stein will walk your addition, write down what he sees, and get you a written price before anything comes off the truck.
