Schluter Home Additions & ADU: The Fort Worth Owner’s Guide

If you’re building a home addition or an ADU in Fort Worth and the waterproofing or uncoupling membrane under your tile has failed, the fix usually involves removing the tile, replacing the Schluter membrane, and reinstalling the finished surface. For most Fort Worth homes, that work falls between $8,000 and $25,000 on an addition where moisture has already reached the subfloor or framing. We stock Schluter KERDI, DITRA, and DITRA-HEAT on our trucks and can usually match your Schluter membrane to the original spec within one site visit. What owners typically notice first is cracked grout along the shower pan, tile that sounds hollow when tapped, or a damp, musty smell that won’t leave the bathroom no matter how often the exhaust fan runs.

Which Schluter Models This Applies To

Schluter makes several membrane systems, and the home addition or ADU version you need depends on where the failure is. KERDI is the waterproofing membrane used behind shower walls and under shower pans. DITRA is the uncoupling membrane that goes under floor tile to absorb movement between the subfloor and the tile. DITRA-HEAT adds a heating cable channel to the DITRA mat. If you’re adding a bathroom or kitchen to a Fort Worth addition, you’ll almost certainly need KERDI in the wet areas, and you may have DITRA under the main floor tile.

The compatibility gotcha most homeowners miss: KERDI and DITRA are not interchangeable. KERDI is waterproof, DITRA is not. DITRA manages movement, KERDI does not. Using DITRA behind a shower wall will leak. Using KERDI under a floor where the subfloor shifts will crack the tile. A Schluter rep once told us that the fastest way to fail an inspection in Texas is to mix the two, and we’ve seen enough failed projects in Fairmount and Ryan Place to know it’s true.

For an addition where the water damage has reached the studs, we also stock Schluter KERDI-BOARD, the foam backer board that replaces cement board and gives you a flat, waterproof surface in one step. Graham Stein has been specifying KERDI-BOARD on Fort Worth ADU showers since it hit the market, because it cuts install time and holds up better than cement board in the humidity swings we get from spring storms to dry July heat.

Signs Your Schluter Home Additions & ADU Is Failing

  • Hollow-sounding tile underfoot. When DITRA loses its bond to the subfloor, the tile above it sounds drummy. This means the uncoupling membrane wasn’t pressed into the thinset properly, or the thinset was mixed too dry. The tile will crack within a season.
  • Dark staining at the bottom edge of the shower wall. Water is wicking through a seam where KERDI wasn’t overlapped by the full 2 inches Schluter requires. By the time the stain shows, the framing behind it has been wet for months.
  • Grout cracking in straight lines across the floor. This follows the seam where two DITRA sheets met and one side moved. DITRA is designed to stop this, so a straight-line crack means the membrane was torn or not embedded in fresh thinset.
  • Musty smell that returns after cleaning. Water has gotten behind the membrane and is sitting against wood. In a Fort Worth summer, that becomes mold within weeks.
  • Tile lifting at the corners. If you can rock a tile slightly with your finger, the bond between the tile and the membrane is gone. This is usually from thinset that skinned over before the tile was set, which happens fast when crews work outside in Texas heat.

Replacement Cost & What’s Included

A remodeled hall bathroom with patterned floor tile and painted walls

For a Schluter membrane replacement on a Fort Worth home addition or ADU, expect the work to fall within these ranges:

  • Shower pan and walls (KERDI replacement): $4,500 – $12,000 installed, including tile removal, membrane replacement, and new tile installation
  • Bathroom floor (DITRA replacement): $3,000 – $8,500 installed, including removing the old tile, replacing the DITRA, and resetting the floor
  • Full wet-area rebuild with KERDI-BOARD: $9,000 – $22,000 installed, when the water damage has reached the framing and studs need repair before new board goes up

What drives the range is how far the water went. If it’s just a membrane failure caught early, you’re looking at the lower end. If we have to pull the bottom two feet of drywall, replace studs, and re-flash the window, that’s the higher end. Every quote includes the written price before any work starts, the Schluter product itself, the thinset, the tile, the demo, the haul-away, and a photo of the finished clean-up before the crew leaves. Our 365-Day Done Right Promise covers the replacement. If the membrane fails within a year because of our install, we make it right on our dime.

DIY or Call Us?

You can safely check what you have: tap the tile with a screwdriver handle and listen for hollow spots, check the grout for straight-line cracks, and run a bead of water on the tile edges to see if it beads or soaks in. What you should not do is pull up a tile to peek at the membrane. Schluter systems work as a continuous, bonded sheet. One torn corner means the whole wet area needs to be redone, and once you break that seal, water keeps spreading. If you’ve got a moisture meter, you can confirm where the damp stops, but if you’re seeing the signs above, call us at (682) 708-9180. We’ll bring a moisture meter, confirm what failed, and give you a written price before any tile comes up.
