Tamko Home Additions & ADU: The Fort Worth Owner’s Guide

Tamko home additions and ADUs in Fort Worth typically run $45,000 to $130,000 installed, depending on square footage, foundation work, and whether you’re building up or out. We stock Tamko-compatible roofing, decking, and waterproofing materials for additions and ADU projects, and we can match your existing Tamko product line so the new structure ties into the house without looking bolted on. Most owners discover they need this page when a leak shows up at the seam where an old Tamko roof meets a new addition, or when a permit review flags that the existing Tamko underlayment won’t pass current Fort Worth code.

What you’re usually dealing with is one of three things: the original Tamko shingle or membrane has reached the end of its service life and the new structure needs a compatible match, the flashing between old and new is failing, or the Tamko decking under the addition has absorbed too much North Texas moisture. None of these are reasons to tear the whole addition apart. All of them are reasons to get the right material specified before a crew shows up.

Which Tamko Models This Applies To

Tamko makes several product lines that end up on Fort Worth additions and ADUs, and they are not interchangeable. The big three we work with most often are:

  • Heritage shingle lines – the most common Tamko product on existing Fort Worth roofs, including additions built in the 1990s and 2000s. Identifying yours means checking the shingle’s dimensional profile and the color code stamped on the wrapper, not just eyeballing the color. Heritage shingles in Weathered Wood from 2005 and Weathered Wood from 2020 are not the same dye lot, which matters when you’re matching a new addition roof.
  • MetalWorks steel shingle systems – these show up on higher-end ADUs and garage apartments. Tamko MetalWorks has a specific panel profile, and mixing it with a generic standing seam panel will create a visible seam line and a warranty problem.
  • TW-60 and TW-80 underlayments – the waterproofing layer under the shingles. Fort Worth’s freeze-thaw cycles and summer heat are harder on underlayment than most warranties assume. If your addition was built before 2015, the underlayment may be a different Tamko spec than what code now requires.

We also stock replacement parts and compatible materials for KraftMaid cabinet lines, Cambria countertops, and Silestone surfaces, which often go into the interior of these same additions. The short version: bring us a photo of the existing material and the measurement from eave to ridge, and we can tell you which Tamko line you have before we ever set foot on the property.

Signs Your Tamko Home Additions & ADU Is Failing

  • Staining at the seam where the addition meets the main house. This is almost always a flashing failure, not a shingle failure. The old flashing was cut to fit the original roof plane, and the new addition changed the water path. Fort Worth’s May and October storms find that seam fast.
  • Shingle granules collecting in the gutters of the addition only. The main house roof looks fine, but the addition is shedding. That’s usually a batch issue or an older Tamko run that aged faster on the west-facing slope where Fort Worth afternoon sun sits hardest.
  • Soft decking under the Tamko underlayment near the addition’s edge. We find this on additions where the original contractor skipped drip edge or used a generic underlayment that doesn’t breathe the way Tamko’s does. Moisture collects at the lowest point, which is where the addition meets the eave.
  • Nails backing out across the addition’s roof plane. Fort Worth’s temperature swings cause expansion and contraction cycles that push nails up gradually. Tamko shingles don’t fail from this; the underlayment beneath them does.
  • Daylight visible through the ridge vent on the ADU. That’s a ventilation failure, which shortens the life of every Tamko component above the deck. We often find this on ADUs built as quick in-law suites where the ridge vent was an afterthought.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

For a Tamko-compatible home addition or ADU in Fort Worth, the full project range is $45,000 to $130,000, and here’s what moves the number:

  • Foundation work – an addition on a slab runs toward the lower end. A second-story addition or an ADU requiring piers runs toward the upper end. Fort Worth’s clay soil means most addition projects include some level of soil prep, and we’d rather tell you that before the crew arrives than surprise you after excavation starts.
  • Roof tie-in complexity – if the existing roof is a simple gable, the Tamko match is straightforward. If you’re tying into a hip roof or a roof with multiple valleys, the flashing and underlayment labor increases, which shows up in the written price.
  • Interior finish level – an ADU with a kitchenette and bathroom in Cambria or Silestone counters and KraftMaid cabinets lands differently than a bare-bones sleep space. Both are fine. Both get a written price before work starts.

Every addition or ADU project includes the Cedarwell Care Promise: drop cloths on the floors, shoe covers at the door, a photo of the clean-up before the crew leaves, quiet tools during nap and school hours where possible, and pet-safe products where there is a choice. The workmanship carries the 365-Day Done Right Promise: if it is not done right after the job is complete, we make it right.

DIY or Call Us?

Some of this you can check yourself. You can look at the seam where the addition meets the house after a heavy rain and see if water is pooling. You can check the gutters for granules. You can look at whether the ridge vent is actually venting. What you should not do is climb onto a Fort Worth roof in July to replace Tamko underlayment or re-flash a valley. Steep roofs, hot shingles that don’t grip the same in summer, and high-tension nailing patterns are how homeowners end up in an emergency room instead of a home improvement store. Roof-height work on an addition or ADU is one of the few places where we will tell you plainly: hire someone trained for this. Graham Stein and our crews have done this across Fort Worth long enough to know that the money you save doing roof work yourself rarely equals what a hospital visit costs.

If you want a second set of eyes before deciding, call (682) 708-9180 and we’ll walk the property with you. The estimate is free, and it will be written down.
